Initial Consultation 
and Design 

Arrange a site visit with you for initial discussions with regards to your proposals to formulate a brief.
Advise on statutory consents and permissions that may or may not be required.
Planning Permission, Building Regulations, Water Authority 'build over agreements', Party Wall etc Act 1996.
Follow up with a further site visit for the site measure and photographic survey at an agreed time and date.
Production of existing plans and outline scheme proposals. 
Follow up meeting, if required, to discuss the outline proposals.
Redraft modifications of proposals if necessary.
Produce outline final design for Client approval.

Planning 
Permission 

Finalise of drawings and documentation for a planning submission. If required; assist to get quotes and enlist, with client approval, the specialist consultants (e.g. flood risk assessments, noise surveys, topographical surveys, contamination reports, etc ) as may be required. 
Submit the planning application following client approval  and respond to questions and comments from planning officers. 
Receive the planning application decision notice and forward on to the client.

Building 
Regulations

Add technical details and annotation to existing drawings, produce further detail drawings as required and build up a building regulation specification. 
If required; obtain and assist the client to recruit the services of external specialist consultants such as structural engineers, energy assessors, drainage investigation and survey. 
Obtain quotes for the statutory building control function from LA's and Approved Inspectors 
Discuss with the client and their chosen builder to assist in the selection of the building control supplier.
Submit a building regulation application and respond to questions and comments from building control surveyors.
